Every floor covering is only as good as the deck under it. Drying a wet subfloor without tearing the room apart is usually possible, if the work starts early.

Why drying the room doesn't dry the deck
The standard homeowner response to a water event is fans, open windows, and a judgment call made by touching the floor covering. All three address the wrong layer. Airflow across a room dries the room's surfaces, and the subfloor is by definition under those surfaces, capped by carpet and pad, laminate, vinyl, or hardwood. You can run fans until the power bill hurts and the deck under the covering will barely notice. The covering feels dry, the verdict comes in, and the wettest layer in the room never made it into evidence.
The fallback position is that it will dry out eventually, and this one at least has physics behind it, on a geological timescale. A subfloor is sandwiched: covering above, insulation or a ceiling below, evaporation throttled in both directions. Eventually is measured in months, and the biology living in a damp, dark, undisturbed layer works considerably faster than that. Waiting is a decision, and it is usually the expensive one.

Plywood forgives. OSB keeps score.
The subfloor is the sheet decking, plywood or OSB, fastened across the joists, and every finished floor in the house loads onto it. It has one unglamorous job, staying flat and solid, and it does that job unwatched for decades. It is also the destination of record for water: whatever gets past any floor covering, from any source, ends up here, which is why a wet subfloor shows up as a chapter in nearly every water event.
What happens next depends heavily on which material is down. Plywood is cross-laminated veneers, and it takes a soaking with some grace: it swells modestly, holds its shape, and when it is dried promptly it largely returns to where it started. OSB is strands pressed in resin, and its edges are its weakness. They drink, they swell, and they stay swollen; an OSB seam that ridged during a water event is a ridge from then on, and it will telegraph through whatever flooring goes down over it. Same water, different grudges.
Both materials share a failure line. Saturation held long enough delaminates plywood, the veneers letting go of each other, and turns OSB soft and crumbly at the fasteners. A deck that flexes underfoot, or that a screwdriver sinks into, has stopped being a subfloor in any structural sense, and no volume of warm air changes that. Everything short of that line is a drying candidate. Everything past it is carpentry.

Drying from above, and knowing when to stop
The saving move is early extraction from above, taking the water out of the covering before the deck absorbs its share. What has already gone lower gets found with meters: the crew maps the wet footprint across the subfloor, room to room, because water crosses the deck along low spots and shows up far from where it landed. The map decides everything that follows, including whether the covering stays down or comes up.
Then the dry-down, and on subfloors it is a patience game played with equipment. Air movement and dehumidification work the moisture up out of the deck, sometimes with carpet and pad lifted along one edge to open an evaporation path, and the numbers get checked against dry decking elsewhere in the house. Most rooms land in the one to three day window, with the subfloor finishing last, because it is the thickest, slowest layer in the stack. Done early enough, this is how a wet subfloor gets saved without a saw ever entering the room.
And the boundary, stated in advance: decking that has delaminated, gone punky, or lost its grip on the fasteners needs to be cut out and re-sheeted, and that is a contractor's saw, a trade we do not carry. When the meter and the screwdriver say a section is past drying, we point at it and tell you, because drying past bad decking helps nobody. Everything still sound follows the normal sequence: dried to verified numbers first, then cleaned where it is exposed, with sanitizing last, kept to the decking the water actually sat on.

Frequently asked questions
Can a wet subfloor really be dried without ripping out the floor?
Often, yes, and the deciding variable is time. A deck that gets extraction and directed drying within the first day usually dries in place, sometimes with the covering lifted along an edge to open an airflow path. A deck that soaked for days is a different conversation, and the first round of meter readings will tell us which conversation we are having.
How do I know if my subfloor is too far gone to dry?
The deck itself will tell you: softness or flex underfoot, OSB seams ridged up through the flooring, plywood layers separating at the edges. At that point the fix is cutting out and re-sheeting, which is a contractor's job, and we will identify the bad sections at the walkthrough instead of charging you to dry material that needs to leave the house.
How long does a subfloor take to dry?
It is the slow layer. Call it two days of equipment for most rooms, sometimes a third, and the subfloor is generally the last thing in the room to reach its number. It gets called dry when it meters like the unaffected decking elsewhere in the house, never by touch and never by the calendar.
